Landlords in Portugal will be permitted to raise rents by up to 2.56% in 2027, Público reports. The figure follows the country's statistics agency, INE, confirming annual inflation of 3.3% for August, according to the same outlet.

Under the reported ceiling, a tenant paying 1,000 euros a month would face an increase of roughly 25 euros, Público states. The 2.56% figure represents the maximum adjustment landlords may apply, not an automatic rise.

The August inflation reading marks an acceleration after two consecutive months of slower price growth, Jornal de Negócios reports. Several Portuguese outlets, including Dinheiro Vivo and Jornal Económico, carried the same pairing of the inflation figure and the resulting rent cap.

Separate reporting cited by Jornal Económico put rent prices themselves up 5.2% in August, a pace well above the adjustment ceiling now set for 2027.

The rent cap is calculated from the inflation data INE publishes, which is why the August reading and the 2027 ceiling were reported together across Portuguese media.

What to watch next: whether the government confirms the 2.56% figure in the official notice that sets next year's rent update, and whether inflation continues to accelerate in the coming months, which would shape the ceiling for the following year.
